We serve the needs of investors that want the cash flow benefits that real estate offers but don't want the hassle of finding, renovating, leasing, and managing rental property themselves.
We know that most people are too busy with work and life to do everything it takes themselves.
By working with carefully selected affiliate partners in each market we can offer a quality, turn-key property that provides a safe, consistent, passive income stream.
All the work is done for you, from acquisition of the property to collection of rents. Our investors enjoy all of the benefits of owning income producing properties without the hassles of managing them.
You Manage the Property Manager, Not the Tenant.
Since every property is under professional property management, you won't have to deal with calls from tenants for leaky faucets and backed up sinks. The property manager handles it all for you including collection of the monthly rent. All you have to do is cash the monthly rent check.
You Have Full Ownership
Unlike some other forms of real estate investment, you have sole ownership and reap all of the financial rewards of owning real estate yourself.
There is NEVER any pooling of funds or shared interest and you receive a full warranty deed at closing.
All transactions are handled through a licensed title company which provides a title insurance policy and records a deed in your name with the local County Recorder.
What Is a Turn-key Property?
Ask 10 different people what a turn-key property is and you're likely to get 10 different answers. To meet our definition of turn-key, a property must be:
Fully renovated
All properties undergo an extensive rehab which in most cases includes upgrading of electrical and plumbing, and replacing AC, furnaces and roofs when near the end of their useful life. We provide a detailed scope of work showing you everything that was done.
Rented
Properties have a renter in place at the time of closing so you'll start receiving income the first month. Leases are for 12 months or longer. We'll show you a copy of the lease and the rental payment history.
Professionally managed
All properties are professionally managed so you don't have the headache of managing them yourself. You just manage the property manager, NOT the tenants!
Cash-flowing from the start
All of our properties produce positive cash flow from the day you close. A pro forma cash-flow projection is available for each property.
Is Real Estate a Good Investment?
Warren Buffet
If I had a way of buying a couple hundred thousand single-family homes I would load up on them.
People like Warren Buffet think that real estate is a good investment
which is why the big equity funds like Blackstone Group are buying thousands of single family houses a month throughout the country. Shouldn't real estate be a part of your investment portfolio too?
Do You Trust Your Retirement To Wall Street?
The chart shows the 30 year trend for the Dow Jones Industrial average. Not only will you see two of the greatest stock market booms of our lifetime, you'll see two of the greatest crashes since the Great Depression. The market is moving more erratically than ever before, making retirement more difficult.
The Lost Decade
A close look at the chart shows that the value of the Dow Jones did not increase at all between 2000 and 2010. This period was a lost decade for retirement accounts. If your 401K or IRA just kept pace with the Dow, it did not grow for 10 years!
Will Your Golden Years Truly Be Golden?
70% of Americans polled describe themselves as “financially independent".
However, the reality is that only 5% of the population retires financially independent. The remaining 95% must rely on social security, government subsidies, family and friends.
The typical household approaching retirement had only $120,000 in 401k and IRA accounts in 2010 according to a Center for Retirement Research study.
Would this be enough for you to live out your retirement years? Probably not if you follow the 4% rule. Financial planners say that you can draw 4% from your retirement account each year and not out live your savings. Can you live on 4% of your savings?
Invest in Assets That Create Cash-flow.
Financial planners typically focus on the size of the "nest egg" you'll need to save to last your retirement years. Since none of us have a crystal ball that tells us how long we will live, a better measure of true financial independence is how much income that nest egg needs to produce to live comfortably without outliving your principle. It's become harder than ever to save your way to retirement as previous generations did. You must invest your way there safely.
Real estate is one of the most consistent income producing assets available.
Even when real estate prices fell during the housing crisis, the income produced through rents remained steady in most markets. Unlike with stocks and mutual funds, investors were insulated from the decline in asset value through consistent cash-flow.
As a result of the market crash of 2008
many people of retirement age had to postpone retirement because their 401k's and IRA's had lost so much of their value and they had no cash-flow.You don't have to be at the mercy of Wall Street. Take charge of your retirement today!
Wall Street vs. Real Estate
The table shows that real estate has far outperformed all three major stock indexes since 2000. While stock yields come primarily from increases in share prices which are unpredictable, real estate yields are more consistent and come from multiple sources including:
Cash flow
Cash flow is what's left from rental income after all expenses. Real estate provides steady, predictable income and is not subject to volatile market fluctuations.
Appreciation
In spite of the downturn in the 2008 recession, real estate has a strong track record of appreciation and unlike stocks, has not experienced wide swings in value. The market is showing signs of a strong recovery and is returning to normal growth.
Leverage
Through financing, you can acquire a much larger asset with a small amount of your own money. A 5% increase in value on a property bought with 20% down produces a 25% return on investment. Imagine trying to buy stocks, bonds or mutual funds with a 30 year fixed rate loan.
Tax advantages
One of the unique advantages of real estate is that you can legitimately claim a tax loss even though you are making a profit. That is due to depreciation which allows you to deduct a portion of the value of the property on your taxes even if it is actually appreciating.
Principal pay down
A portion of every payment goes to principal and contributes to equity until you own the property free and clear. Your renter is paying your mortgage for you.
